
To increase the desired and necessary productivity in construction, a different approach to the construction sector is required. This includes working with a universal construction system that allows third parties to independently design and realize buildings in up to a quarter of the usual construction time. This is one of the ideas that VDL De Meeuw, specialist in ‘flexgood’, will share on the property fair Provada at the RAI Amsterdam on Tuesday 11, Wednesday 12, and Thursday 13 June 2024.
To increase productivity in the construction sector, a building should be regarded as a product composed of up to 80 percent standard components that are pre-industrially manufactured. This approach involves designing and configuring buildings from pre-developed construction modules. With this method, the design, production, and realisation phases can be shortened. When a building can be certified as a product, planning procedures can also be expedited and simplified.
VDL De Meeuw makes its construction system available to third parties. Architects and property developers can use the configurator as a tool to design and realise buildings. Making the construction system universal will save time at every stage of the real estate chain: from building plan to handover of keys. With this approach, tangible progress can be made on a significant societal issue: the chronic shortage of housing.
Commercial Director Joziene van de Linde of VDL De Meeuw: “The new government remains committed to the realisation of 100,000 homes annually. This is a necessary ambition, but if the productivity of the construction sector is not substantially improved, we will remain stuck at a new build production of only between 70,000 and 75,000 homes per year. The labour productivity of the high-value manufacturing industry has doubled over the past 25 years, whereas the productivity of the construction sector has remained at 20 percent in the same period. This gap can and must be bridged to reconcile supply and demand. For this, more effective and efficient collaboration within the real estate chain is needed, as well as simplifying and speeding up decision-making regarding permit issuance and the designation of land use plans. An additional benefit is that this can reduce pressure on the civil service.
Van de Linde emphasizes that in addition to improving productivity, special attention is also given to the aesthetic quality of buildings: “For the users of our system, it is among other things possible to vary facade images and building typologies, giving the buildings a unique signature. Our NDW21 project in Nijmegen proves that speed and beauty go hand in hand”.
